Help! Where did my contractor go?

One of the biggest fears many people have about hiring a contractor is whether the contractor is going to hold true to their commitments. Will the contractor start the project on time? Will the contractor have unexplained absences? Will the contractor do what they said they were going to do? Will the contractor finish on time? You are right to have these concerns. Hiring a contractor for a custom project is, by its nature, untested since every project is different. There are so many factors that determine how long the project will take, if it will be built as promised, and if it will start and finish on time. As we’ve mentioned in past posts, reading as many reviews as possible is a great way to get a sense of the degree to which the contractor fulfills their commitments. Here is another recent post we did about selecting a contractor.

What is the gold standard for start date, continuous work flow and finish date?

Here is the simple answer to this question. The gold standard is that the contractor does what they say they’re going to do.

Contractors will have various factors that determine when they can start a project, how long a project will take and if they will work continuously after the beginning of the project.

Continuous work flow

Our standard is once we start a project, we will work continuously on that project until it’s complete. We will be there every day. You can count on it. The only thing that will keep us from being there is weather that prohibits us from building and if by some chance an item is back-ordered.

There are two primary factors that influence why some contractors do not deliver on a continuous work flow once your project begins. First, there are ethical factors and secondly there are organization factors.

A less than ethical contractor may make commitments to several homeowners for the same timeline. They may do this because they fear losing your business if they are honest with you about when they can start or finish your project. In order to juggle multiple jobs with the same timeline, this contractor may provide various excuses such as waiting for inspectors, sick staff, flat tire, broken-down vehicles, etc.

An disorganized contractor may not be able to hire and retain quality staff, maybe frequently because they don’t treat them ethically and legally.High quality skilled people like to work for a high-quality organized company. Many small businesses or contractors don’t have the the business experience or management skills to retain skilled staff. The disorganized contractor may not be skilled at planning project schedules. And, they may have a poor system for tracking materials or ordering on time causing them to run out of key materials necessary to achieve continuous work flow.

When we start your project at Archadeck of Kansas City, we guarantee that we are going to be there every day unless a product is back ordered or unless the weather absolutely prohibits us from building on that day.

Can you compare contractors like apples to apples?

When we compare stock products, both of the products we’re comparing will have different features. But at least the industrious product researcher could make a chart of both products’ features for comparison. There will be various features that one product has and not the other and vice versa but at least you know you have all the information you need to make a comparison.

As you get into researching larger purchases such as buying a car, there are many more features. But the industrious researcher could make a list of features of each product and compare.

When a feature or component is not listed

Sometimes a feature or component of a particular product is not listed. For example, the Volvo specification sheet may say “safe”. But, just because the Honda specification sheet doesn’t say “safe”, does that mean the Honda isn’t safe? There are two challenges in this scenario. The first challenge is the fact that this is a soft feature. The meaning of “safe” is subjective and has different meaning depending on the prospective buyer’s experiences, perceptions and expectations.

The second challenge in evaluating the safety of the Honda vehicle is the reason why it’s omitted. Is it omitted because there were so many other benefits that they ran out of room? Is it omitted because Honda thinks their safety is a given? Or is it omitted because Honda doesn’t want to make any promises? Perhaps Honda is thinking of using a less expensive seat belt in coming years and they don’t want to have a promise in place that precludes them from being able to make substitutions.

Soft features

Custom home building is aplenty with “soft” features. These include things like safe, durable, long-lasting, low maintenance, and other features that can have subjective interpretations. Ask about these features. Reputable builders will be able to back up their claim by showing you the specific products they’re using, sharing the specific processes they use, and answering questions fully and very forthrightly. On the flip side, there are disreputable builders who sell these features leaving themselves the flexibility to use lesser expensive products or otherwise cut corners to improve their profitability.

Even though this increases the challenge of comparing products and features, your reputable contractor will back up everything they say in writing. Your reputable contractor will know the answers to your questions without having to research. And, they will ask you key questions to make the determinations about key components, key processes, key materials and more.

Apples to apples

A lot of contractors will take steps to make sure you don’t have all the specific information because if you have that information, it gives you more power to know what you’re buying. The challenge is how do you know what specifications should be in the quote when you don’t know what’s involved in the building process? Often consumers think they have all the specification but all too often they don’t.

How do you do better job of comparing apples to apples?

Watch out for vague statements that don’t really specify exactly what you’re getting.

Here are just a few things you should know when commissioning a contractor to build a back yard structure at your home.

  1. How is the support structure made? How well is it made? Does it bounce when you walk on it? Should it have a little bounce when you walk on it?
  2. How are boards fastened? Are they nailed or screwed? What kinds of boards, nails and screws are used?
  3. How is the railing made? How are the posts or balusters attached? What kind of cross connectors? Are all the components low maintenance or just some of them? If the components are low maintenance, to what degree are they low maintenance?
  4. Is the permit price included or excluded in the quote? A reputable contractor will include that in the quote.
  5. Will the contractor work continuously once they start the project or will they take breaks to work on other jobs?

Every little detail affects long term satisfaction and, of course, the price.

Questions, questions, questions

You will likely never know all of the questions you should ask one contractor to allow you to compare apples to apples with two proposals. So count on a contractor that does ask a lot of questions. This contractor is not only conscientious but is transparent. When you receive your quote, ask lots more questions. A good contractor will invite as many questions as you have. He/she will be patient and will do a good job answering your questions and explaining your options.

References and testimonials

Ask for references and testimonials. With an experienced contractor, you will be able to do a web search and quickly find an ample number of real customer testimonials. Check sites like Angie’s list or even their website for testimonials. Ask for references and make sure to call them all.

Gut feel

If you’ve asked lots of questions and checked references and testimonials, they key at this point is gut feel. This person and their team will be spending time in your back yard. Do you like them? Do you trust them?

Although it’s very difficult to compare custom building projects apples to apples, using the tools outlined here will help you make the right decision on the contractor to use for your next project.

Top 5 things to check before selecting a home improvement contractor

Top 5 things to check before selecting a home improvement contractor

1)     Reputation

If you’re thinking about a home improvement project, ask around in your community for contractor recommendations. Search the internet for contractors. You may quickly find one or two names rising to the top. That’s already a good sign. Here are some of the characteristics you should look for when evaluating the contractor’s reputation.

  • Reliability
  • Trustworthiness
  • Conducts business with professionalism
  • Exhibits integrity
  • Committed to high-quality standards
  • Service oriented
  • Respected in the community
  • Stable and financially sound company

2)      History of satisfied customers

A good contractor will encourage you to check references, read reviews, and visit websites such as Angie’s List and the BBB. We find that our best customers are the ones who spend the most time researching us. Make it one of your absolute requirements that the contractor will provide references for you to check. Take some time to check references over the phone and if possible by reading testimonials on web sites.

3)      Licensed and insured

Legitimate contractors should carry both general liability insurance and worker’s compensation insurance. They should be able to provide you with a certificate of insurance.

Make sure your contractor is fully licensed in your locality. Johnson County KS has some of the strictest requirements in the area. Kansas City MO is very strict as well. We have been licensed for years in in both areas.

4)      Written specifications and agreement

Your contractor should be willing to put incredibly detailed specifications in writing to you. With a home improvement project you deserve to have in writing exactly what you’re going to get. It’s very common with some contractors to not give specific details so they can make lower cost substitutions of materials or specifications.

5)      Strong written warranty

It’s common for some builders to give some type of warranty protection. In almost every case, this warranty protection is based on the builder still being in business and having the motivation and decency to honor their warranty. Unfortunately as builders routinely go out of business, their warranty protection does not survive them. At Archadeck, our warranty protection is at a completely different level. Here is what our warranty includes.

  • Guarantee of project completion. We have one of the only independently funded supplemental warranty in the business including guarantee of project completion and guarantee that it remains in effect if the builder goes out of business.
  • 12 months workmanship warranty
  • 60 months structural warranty

Ask lots of questions. Check lots of sources. Review many references and testimonials.

After checking the items on this list, you should be well informed and confident about who to choose as your contractor for your project.

The top 5 questions about building on to a house that may have lead-based paint

If your house was built before 1978 and you are doing renovations, you must work with a licensed contractor to test for lead-based paint.  Lead-based paint was used in more than 38 million homes before it was banned by the EPA in 1978. If your home was built before 1978, you may have lead-based paint buried under layers of paint, siding or shingles.

Children are at greater risk if exposed to lead. It’s highly toxic and can affect major organs and in very high levels and rare circumstances lead to death. Children are exposed to lead by eating paint chips or through dust of disturbed paint.

I want to share the top 5 questions I receive about lead-based paint.

Does this mean you should forget about your project altogether for fear of disturbing lead-based paint?

The good news is many pre-1978 homes don’t have any lead-based paint so this should not be a consideration in whether to move forward with desired remodeling plans.

Does this mean your renovation cost will go up significantly to test according to and comply with EPA standards?

There is a fee for testing by a certified inspector and there is a removal cost if lead-based paint is found. The financial ramifications can be between a couple hundred and a couple thousand dollars. However, this should not keep you from renovating or disturbing paint inside or outside your home. I recently worked with a family in Overland Park. After performing testing, there was no lead-based paint and we were able to continue building as planned.

Can any builder test my home for lead-based paint?

No. You will need to work with a builder or contractor that’s trained and certified to work with lead-based paint. That’s why it’s best to choose a lead-based paint certified contractor when doing renovations on a pre-1978 home.

If I have lead-based paint inside my home, is it a guarantee that I have it outside my home as well?

The good news is that having interior lead-based paint does not mean you have exterior lead-based paint.

What’s involved in removing lead-based paint if it’s found?

The certified contractor must follow a specific regiment including area containment, protective clothing and face covering, proper clean up, proper disposal and re-testing. If your building contractor is certified to work with lead-based paint, then you don’t need to hire a second professional for this.

An AZEK deck and open porch in Overland Park KS

Before picture

When these Overland Park homeowners called us, they had a nice outdoor area in their back yard but it wasn’t doing what they wanted it to. They had a nice pool they used extensively for grandchildren and family. They had small patio with no shade adjacent to the pool which was next to a gravel landscaping area that wasn’t very attractive.

The outdoor living area had no sun protection so they wanted to have a partially shaded structure for those not swimming to enjoy the pool without as much sun. They didn’t want any screens on the porch, just an open view to enhance the ambiance of their outdoor living. They wanted the porch to match their house and look like an extension of their home.

AZEK pool deck with open porch and bench Overland Park KS

Thinking about the flow from the house to the covered porch, there are a couple of things that are important. One is to have the walk-out from the house at the level of the house. Someone carrying food could easily trip if there’s a big step up or down. Another consideration is whether you want continuous shade or protection from the elements in that transition. To this end, we connected the open porch roof to the house so they can walk directly under the porch from the house.

The patio is well finished. It has ceiling fans, lights, and even heaters attached to the painted beadboard ceiling.

The owners wanted to add an extended outdoor living area with a view of the pool that did not include sun protection. So, continuing from the floor of the open porch is a low elevation deck. The deck and the attached bench are made of AZEK in the brownstone color. This light color also has a cooler surface. The deck is raised slightly so there is air flow under the deck to make the deck even cooler and easier on the feet on hot days.

In the design process, our goal is to translate the goals of how you want to live into an area that meets each of those needs whether this includes a light decking color with ventilation for a cool surface temperature or a more elevated roof to a covered porch for a more open an airy feel. Share your outdoor living goals and desires with your contractor so they can truly come up with a custom solution that meets your needs and how you want to live. Why is every one of our porches different?

It would seem that a builder that has been building a great product in a specified market for over a decade would have the design perfected. After all these years and hundreds of screen porches, might it be logical that there’s a great “universal” design? What is great is that we refuse the concept of universal design because not only is every home different but every family is different. The first question we ask on a consultation is how do you want to live in your screen porch? This seems like an easy question. Most people would say they look forward to having an extension of their home where they can enjoy the breeze, fresh air, closeness to sunlight, and easier access to the sights and smells of their back yard. But this doesn’t answer how you want to live on your screen porch. Here are a couple of key questions:

  1. Do you plan on dining on your screen porch?
  2. Do you plan on having a seating area on your screen porch
  3. Do you plan on having both dining and seating?
  4. What direction does the back of your home face?

The answers to these questions will help determine the size of the porch, the placement of the porch, and may even help determine the flooring material.

We could go on and on but instead, take a look at a few pictures of screen porches we’ve built in this area over the last decade:

Why the rebuilding in Japan means you should build your new porch or sunroom right now!

Overland Park KS Screened Porch with Treated Wood Floor and Knee Wall

Overland Park KS Screened Porch with Treated Wood Floor and Knee Wall

The devastating Tsunami in Japan seems so fresh in our minds but also so long ago. When we are hit with a major devastation, the feelings and emotions seem so fresh in our minds yet we know intellectually that these events happened much longer ago. I watched an episode of 60 Minutes a week ago that surprised me. Japan is not in the rebuilding stage but yet rather still in the cleanup stage. What this means is that soon raw building materials are going to be in tremendously high demand on the International market. What this means for us domestically is prices are getting ready to increase.

Thirty years ago, prices on raw materials such as wood were influenced by domestic demand. Now, the prices of raw materials in the States are widely determined by world demand. Many of us are staying in our homes because of the challenge in selling our homes right now at any sort of attractive price. We’re also vacationing less because we want our dollars to last longer than the span of a vacation. We want to invest those dollars into creating a relaxing or seemingly luxurious space at our own homes. What better way to do this than to build a porch or sunroom to both expand our home and enjoy a greater view of our yards and a better connection with the outdoors. Visibility to our yards and to more sun has a relaxing effect and our porches or sunrooms can give us the feeling of vacationing at home.

Prices of raw materials are getting ready to go up. I always tell my prospective customers who are thinking about building in the Fall or Winter that it might be one of the best times to build because of impending first-of-the-year price increases. The material manufacturers not only commonly increase prices at the first of a new year but some get a jump on the annual price increase by raising prices at the end of the year. Where do the rebuilding efforts in Japan come into this equation? Many of us suspect that the effects of the increased demand on raw materials from Japan’s rebuilding have already been felt. Instead, Japan is nearing the end of their cleanup and is forecasted to have a surge in demand at the beginning of 2012 at which time raw material prices may likely increase.

Now is the best time to build your new porch, sunroom or room addition.

In addition to material prices, there are a few other reasons why now is the best time to build your new porch or sunroom.

Least amount of landscape damage

When you are building a backyard structure, there can be literally hundreds of trips from your backyard to front yard. If we are demolishing your old deck or structure or replacing parts of it, the materials need to be carried out of your yard by a person. In addition, the material is carried through your yard with many trips from front to back. The best time for lots of traffic across your yard is when the grass and plants are dormant and the ground is harder. It’s easier for the lawn to recover.

Easier for the carpenters

We all have this scene in our minds. Carpenters sitting on a hot roof or in a chair drinking a Gatorade and wiping sweat of their face This is not for being lazy. The heat of summer not only necessitates more hydration breaks but it also slows the carpenters down.

Much shorter waiting list

We all know the best people are busy. When we’ve heard about a great new doctor or landscaper, we expect to be put on a waiting list and we’re ok with that. We expect a waiting list from the best. In the Spring, any reputable contractor is going to have a substantial waiting list. If you call in April, it may be highly likely that your project cannot be started until early summer. As a matter of fact, if you call a contractor in the Spring and they can start right away – buyer beware. In the Fall and Winter, reputable contractors will still likely have a waiting list but it will be substantially shorter.

Ability to control your schedule

Now comes the frustrating part of building in the Spring. You’ve signed up to have your project built and you anxiously wait to hear when the contractor can start only to find that’s the week you will be on vacation or the couple of weeks when you are going to have loads of people in your back yard and cannot have builders around during that time. Similarly to the point above, shorter waiting lists mean a better ability to control having the building done at a time makes the most sense for you.

How do you know which contractor should build your home addition?

Screen room with tile floor in Leawood KS

Screen room with tile floor in Leawood KS

If you’re reading this, you’re probably thinking about adding on to your home. This might be a new room, a sunroom, a covered porch or a screen porch. When we say home addition, we’re referring to adding a room with a roof. Roof structures require cutting in to your house to attach the room. The thought of having a contractor cut into your home to attach a room or porch is very scary. A scary vision of water leakage and durability probably come to mind. You are right to consider not only the positive possibilities of enjoying more space but also to consider the possible problems.

Are general contractors better or worse than specialized contractors? Are all contractors the same? What should I base my decision on?

When considering whether general contractors or specialized contractors are better, it’s best to compare it to a general practitioner vs. a specialized doctor. Would you want the emergency room doctor to operate on your spine or would you prefer they bring in the doctor who operates on spines all of the time? This brings us to an important point. Have you ever gone in for a medical procedure and asked how many of those procedures the doctor has done? You know the doctor that answers this question with “hundreds” or “thousands” has more to offer than just repetition of experience. That doctor has also seen many different scenarios, done a lot more research, and likely tried different and improved methods.

Kansas City Screen Porch well trimmed

Screen porch with kneewall and gable matching home

This is similar to choosing a specialized outdoor contractor to build your outdoor room, sunroom, screen porch or the like. We’ve done over 600 projects in the 11 years we’ve been building in the Kansas City market. We’ve build with so many different trim designs, floor designs, trims, materials, etc.

In addition to specialized experience, here are some things to consider and research when selecting a contractor for your attached outdoor room.

Cold, hard credentials:

Make sure the contractor is licensed and insured. Ask for references and don’t assume because they were readily provided that they’re good. Make the calls. You’ll be glad you did. Check their BBB report. Do they hold an A+ rating? This rating level is only available to contractors that have been in business for a period of time. In addition, you have to have no complaints to get the A+ rating. If you are a member of Angie’s List, check the contractor’s references on Angie’s List.

Specific experience building roof additions to homes:

As I mentioned before, adding a roof to an existing home requires very specialized experience. It is even very different than building an initial roof on a home. But, in addition to knowing how to tie a new roof into an existing home, the contractor needs to have specialized experience in determining the structural details of the foundation. This depends upon a variety of factors – size, shape, elevation, and roof type. Different roof types require different support structures.

One size roof doesn’t fit all

Screened porch and deck in Overland Park KS

Screened porch and deck in Overland Park KS

Many less experienced contractor will only build one style of roof. Often this is a gable roof which is the roof that makes the shape of a triangle. This is a very popular roof style and it may be the perfect style to fit your home’s architecture and other factors. But, an experienced specialized builder will take other factors into consideration. These include the window placement on the back of the house and how a roof might interfere with that placement, the style of roof on your home and even factors such as drainage. We want to make your room look like it was build with your original home. Another factor is how the roof will affect the light inside your house. Less light will enter the adjoining room(s) because of the addition. We will walk you through what’s best for you.

Design capabilities and length of experience

There may be anywhere from dozens to hundreds of choices for each element of your room. These include indoor trim, outdoor trim, gutters, siding, screens or windows, flooring, doors and so much more. Here is where experience really counts. If one contractor has been in business for ten years, there’s a reason they’ve been in business so long. If a contractor has done hundreds of jobs, you can take comfort in the fact that hundreds of other homeowners chose that contractor.

Finally, as I’ve said in previous posts, make sure you like the contractor. Do you feel comfortable when they come to your home for the consultation? Are they courteous and respectful? Opening up your home and yard to people who will be doing a project can be uncomfortable. Go with your gut on the trust and likability factor.

Our consultation is free. Give us a call if you’re considering adding on to your home. (913) 851 – 3325 or send us an email kansascity@archadeck.net

Top 10 things you would not be able to do if you didn’t have a sunroom

Too all linguists, I apologize in advance for the double negative in the title. But, when thinking about things you would miss out on, it’s easier to talk about them this way. Many people might think of a sunroom as a room you enjoy in the milder months of the year. We think about enjoying the sunrise and sunsets of longer days at winter travels into spring. We think about looking out the windows and watching the green trees change their color during fall. But how often do we imagine spending wonderful winter moments in our sunroom?

Four-Season Insulated Room in Shawnee KS

Four-season insulated sunroom

Perhaps it’s because the name of the room that we imagine using the room to enjoy the sun. But, sunrooms are also popularly called 3-season rooms and 4-season rooms. A 4-season room will have insulation and heating so that it can be used throughout the year. A 4-season room is essentially a room addition to your home. Everything from the roof style to gutter style as well as interior details ranging from color to materials will be matched to fit your home. We always build to make the rooms look original to the home.

So here we go.

Winter moments in your sunroom.

  1. At the crack of midnight, toasting your beloved while watching glistening snowflakes fall from the sky
  2. After the kids are asleep, noticing the moon keeping an eye out for you as you play Santa and wrap the children’s gifts at Christmas
  3. Sitting in your sunroom in early evening on Thanksgiving day with a turkey sandwich and a plate on your lap since the food coma from the Thanksgiving meal finally wore off and turned to the grumblings of hunger again
  4. Sitting in your robe and slippers with your feet on the ottoman watching the sun begin to rise through the steam from your very hot morning coffee
  5. That second cup of coffee that your spouse notices you need and delivers to you with a breakfast treat before the sun has completely risen into the sky
  6. Watching your teenaged daughter talking to a young suitor near your pool at the back to make sure all “intentions” are good
  7. Sitting on your sofa loveseat with your laptop playing on the computer while you listen to the rain outside the windows
  8. Setting up the family puzzle on the table in the sunroom and greeting family members as they drop by, put in a piece or two, and tell you a little bit about their day
  9. Enjoying a cup of afternoon tea with a beloved grandparent and lingering as you listen to stories of old
  10. Having a room with windows on 3 sides to watch the birds, the snow, the moon and watch grass grow

With a limited view of the outside from many of the rooms in our homes, we often don’t think of all of the things we could do if we could enjoy a full view of the yard whether day, night, hot or cold. Many romantic and timeless memories could be made and shared if you had a sunroom/4-season room to enjoy throughout the colder months.

Consider adding a new sunroom to your home to enjoy the winter moments as well as those in the fall, winter, and early spring.

Top 5 reasons to build your new porch or sunroom in the fall

Screened porch and deck in Overland Park KS

Screened porch and deck in Overland Park KS

Many customers ask me if the fall is a good time to build their new porch or sunroom and here’s what I tell them. The fall is actually a really good time to build for these reasons.

  1. Less Competition – You’ve planned and saved. You’ve looked at pictures and have a list or ideas of the specific features you want. It’s mid Spring and you’re looking forward to enjoying your new room all summer long. Here’s the problem. Everyone else wants the same thing. Although we work really hard to build all of our projects in the timeliest manner humanly possible, there is simply more on our to-build list in the Spring and Summer than there is in the fall. Good reputable builders get swamped in the springtime so builders that are doing top quality work are going to have a waiting list in the springtime. In fact, if you have selected a builder in mid Spring to build your new sunroom and he says he can start tomorrow, be very wary.
  2. Months of missing out – Here in Kansas City, we traditionally have very nice weather throughout the fall and even early spring. If you are having a sunroom built, you can enjoy that throughout the entire summer. You can be putting off enjoying your new outdoor room for more than a half year by waiting until Spring.
  3. Permits take longer – All additions require permits. This is something that any reputable builder will do for you. But, just like builders are swamped in the Spring and Summer, the folks in the permitting offices are swamped also. This adds even more time that you have to wait for your new room to be built.
  4. You may pay more next Spring – Just as all prices go up at different times throughout the year, prices for materials go up as well. Often times, building supply companies will announce their new price list at the first of the year. So, you could be paying a couple to a few more percentage points for waiting until after the first of the year.
  5. You won’t ruin your landscaping – spring is the wettest season of the year and it’s the hardest to work around for yard and landscaping damage so it’s easiest to avoid some of the grass damage when it’s soggy. When you have it dry, it doesn’t pose as many problems. The wetter it is, the harder it is to keep your grass in good shape.

If you know you’re going to build a new room on your house but building in the Fall just won’t work with your schedule or budget, still go ahead and call in the fall or winter. When we get ready to build in the Spring, our booked projects get built first. It’s on a first-come, first serve basis. One of the best things to do is plan, design, and contract your new room in the fall or winter. It will allow you to split up your budget and make sure you are first on the books to be built after the new year.
