Overland Park Screened Porch with tile floor

AZEK Brownstone deck and screen porch Overland ParkWe recently completed a screened porch and deck combination in Overland Park. The homeowners had an existing deck but wanted a porch and deck combination. The owners wanted a tile floor on the porch so we had to remove the old deck and install a new foundation suitable for tile. A traditional deck is not able to hold tile.

Tile is a unique flooring choice for a screened porch that affords much design flexibility. Additional benefits include tile’s durability and that it’s long lasting, and requires little maintenance.

We designed a gable roofed screen porch to attach to house in the area they wanted. The porch has cedar wall posts and a painted bead board ceiling. We installed ultra-heavy duty screening and railing on porch with Deckorator metal balusters.

The deck is built using AZEK brownstone. Since it’s low to the ground, it does not require railing. We added custom skirting underneath the porch and deck to close off a lower area for looks and to keep animals out.

The owners are thrilled with their new porch and deck.

A key consideration if your screen porch will be used for dining

Have you considered adding a porch to the back of your home? If so, have you started to consider where they would go in relation to the back of your home? There are many factors that determine where your outdoor living area should be in relation to your house and those factors are different for every house. Those factors include everything from the location of windows on the back of the home to the direction the home faces and many factors in between.

The deck that adjoins to the screened porch accommodates a grill to be placed outside of the porch for easy access.

If you plan on doing a bit of dining on your screened porch, then the proximity of the porch to your kitchen will be an important consideration. When you know you will have your hands full with items being transported from the kitchen, it’s ideal if the porch is in close proximity to your kitchen. Our customers often ask us about the best place to put a screened porch and there is another reason that having it near the kitchen is a good idea. The most used room in modern houses is the kitchen when it comes to entertainment purposes. So, adjoining the porch to the kitchen will give the room more dining and entertainment value.

The elevated porch you see here is attached to a new deck made of AZEK’s Morado color. This color is a light-to-medium brown and is very popular right now. AZEK is a cellular PVC decking board that’s one of the lowest maintenance boards on the market and carries one of the longest warranties.

The deck includes Fortress steel railing. The steps are also made of AZEK Morado with the Fortress iron railing. The steps are designed to connect down to the concrete patio.

The enclosed screened porch has an open gable style roof. The open gable allows for more light and air circulation. The roof has a custom roof connection into the side wall.

You’ve heard the old adage. If all screened porches were the same, it would go something like this. A screened porch is a screened porch is a screened porch. This couldn’t be farther from the truth. Not only do screened porches vary based on the size, shape, and roof style, they vary by all the components within. Imagine putting together a car. Imagine if all LX or EX models were exactly the same. Sure, those packages indicate a number of upgrades but that package only specifies a small number of options that are standard with that model. These could include power windows or doors or leather seats. But what about paint color and 2-door vs. 4-door. What about automatic transmission vs. manual transmission? What about carpet colors and dashboard packages? Radios, navigation systems, power seats… I could go on and on.

Unlike a car, a screened porch is truly custom through and through. Here are some of the things that differ. I’ll discuss both exterior and interior.

On the exterior, here are some of the styles, shapes and sizes to consider. The first one is the roof shape and style along with the roof overhang and soffit overhang. I wrote a blog post earlier about roof styles. Fortunately a good custom builder can help make that decision a lot easier. You don’t want your screened porch or any other outdoor room addition to look like an appendage. As much as possible, you want to make it look original to the home. So, by emulating your home’s roof style, that often creates the best aesthetic look for your new outdoor room.

One of the next considerations is what the support columns will look like. Again, your home may have columns either in the front or the back but we can help you make the best selection to fit your home, your tastes and your preferences. Attached to the supports will be the type of screen. There are a few choices here including metal, vinyl/woven or fiberglass/mesh.

A good custom builder will also walk you through one of the biggest exterior options which is the type of trim. These include the screen trim, post trim, and roof trim. Options include cedar, pine, man-made trims, vinyl, and more. They all have different characteristics and prices.

Are you trying to decide between a screened porch or a deck? Here are some considerations.

Roofed enclosures are one of the biggest items we sell. There are advantages to both open decks and patios as well as roofed enclosures. But, often there are just simply more advantages to roofed enclosures because there are more lifestyle objectives than can be met with a roofed enclosure. For example, relaxing on a deck is a great way to enjoy your yard and the sun and watch the kids play. But, it’s only ideal in ideal weather. Once it rains, or the sun is too strong, or the bugs come out in full force, the deck won’t be your ideal living area all hours of the day. Don’t get me wrong. We sell a whole lot of decks and they are a great outdoor living space, It depends on how much outdoor living time you are looking for and what protection you desire from the elements.

We have a job we’re just finishing up now in Overland Park, KS. These homeowners had a deck exposed to lots of sun facing southwest, They wanted protection from bugs, and they wanted to be able to eat outside without the bugs. They also wanted shade for deck and for some hot windows to house. They wanted some privacy because they back up to the lake and the street and they also wanted weather protection.

We replaced their old deck with a new screened porch. We bumped out their old deck space several feet giving their new screened porch a very comfortable size – 17 x 21. The owners wanted a wood structure that they could paint. They are using lots of stains and colors. We look forward to posting the finished picture. The porch is built using ACQ treated pine. On the exterior we used a low-maintenance smart trim which is rot resistant.

“Not only were we impressed by the workmanship of our new screened porch we were extra impressed by the construction crew. Thomas and Alex showed up every morning at 7:30 sharp and stayed until 5:00 until the project was complete. The worksite was cleaned and lumber restacked everyday before they went home. Steve Folsom was in constant communication during the project to made sure all details were to our satisfaction. The roofers, gutter installers and electrician were also helpful and easy to work with. We are very proud of our porch and it seems to be the point of interest in the neighborhood. Thank you Archadeck.

For screened porches, we use a woven fiberglass material. We found years ago that screen porch conditions are tough because we are one of the 10 windiest cities in the country so we use one of the strongest screens available on the market. Here is a recent email we received from one of our customers which will show how strong the screens are.

Hi Steve, I just want to let you know that are porch screen made it thru the hail storm just fine. My window screens were destroyed. My roof have a lot of damaged also. I had several people out to look at the roof and they are all amazed the screen in the porch survived.
